1. Acceptance of Terms

By accessing our website, registering an account, submitting property inquiries, or ordering independent services (Title Verification, Physical Inspection, Project Supervision), you agree to be bound by these Terms of Service ("Terms") and our Privacy Policy.
If you access or use BlueBricks on behalf of a corporate entity, real estate agency, property developer, or partnership, you represent and warrant that you possess full legal authority to bind that entity to these Terms.
2. Platform Marketplace & Property Listings
- Verified Listings vs Third-Party Sellers: Listings on BlueBricks are uploaded by vetted estate agencies, property managers, and property owners. While BlueBricks conducts verification checks for badged listings, buyers and renters remain responsible for performing their own independent legal conveyancing before signing purchase contracts.
- Listing Accuracy & Pricing: Property prices, rental figures, availability statuses, and property features are updated regularly by listing posters. BlueBricks is not responsible for typographical errors, price updates by property owners, or unannounced sales.
- Anti-Fraud Policy: Any agency or user posting fake properties, fraudulent land title claims, or deceptive imagery will face immediate account termination, forfeiture of portal privileges, and referral to law enforcement agencies.
3. Central Desk Services & Disclaimers
A. Title Verification Desk
Our legal verification team conducts searches at state Ministry of Lands registries (e.g. Oyo State Land Registry in Ibadan, Lagos State Lands Bureau) to verify Certificate of Occupancy (C of O), Governor's Consent, Excision/Gazette status, and Survey Plan coordinates. Reports reflect official government registry records available at the time of search. Verification reports provide professional findings but do not constitute legal title insurance or substitute for formal legal representation in land conveyancing.
B. Physical Site Inspection Service
Physical inspection field officers visit the designated property location to perform structural audits, boundary checks, access road evaluations, and neighborhood checks, capturing high-definition photographic and video evidence. Inspection reports assess visible structural conditions and site status at the inspection date; they do not guarantee hidden sub-surface geological conditions or future structural alterations.
C. Construction Project Supervision
Technical supervision services provide independent oversight for diaspora and remote property owners, verifying completed construction milestones before stage payouts. Supervisors act as independent technical auditors and do not act as general contractors or primary site laborers.
4. Payments, Fees & Refunds
Service fees for Title Verification, Physical Site Inspections, and Project Supervision are stated in NGN or USD at the time of ordering. All payments are processed through PCI-DSS compliant payment processors. Once an assigned legal search officer or field auditor has commenced work at the Land Registry or property site, service fees become non-refundable due to official government search costs and inspector dispatch expenses.
5. Intellectual Property & Acceptable Use
All content on bluebricksverified.com—including verified report templates, branding, design elements, software code, dynamic search algorithms, and proprietary verification badges—is owned by BlueBricks Real Estate Services. You agree not to:
- Engage in automated data scraping, harvesting, or bulk indexing that disrupts platform availability.
- Misrepresent official BlueBricks verification seals or forge digital inspection reports.
- Upload malicious code, phishing scripts, or false property title documents.
6. Limitation of Liability
To the maximum extent permitted by applicable law, BlueBricks Real Estate Services, its officers, employees, and verification partners shall not be liable for indirect, incidental, punitive, or consequential damages arising from property transactions between buyers and sellers, third-party land registry delays, or unannounced seller disputes.
